Tell me what's really on your mind.

Buying, selling, relocating to Arizona, or still just turning the idea over. A note here comes straight to my inbox, I'm the one who reads it, and I'll write back to you soon.

Tell me All About It

This goes straight to my inbox and nowhere else.

hi, I'm Madison (this is who you'll be writing to)

How This Usually Goes

Think of it as coffee, not a consultation.

Most people who write to me are somewhere in the middle of a decision, not at the end of one, and that's usually the most useful time to talk. The questions that matter, like whether Cave Creek, Paradise Valley, or Scottsdale fits the life you actually want, or whether the house you're leaving is worth more than the estimate says, are a lot easier to sort out over coffee than when you're under contract.

You don't need a timeline, a pre-approval, or a fully formed plan to reach out. You just need to be curious enough to want a straight answer.

01 / Reaching Out

You'll hear back from me.

It's me on the other side, not an assistant or a drip campaign. Usually the same day, always within one business day.

02 / What to Expect

We'll talk for twenty minutes or so.

Phone or video works. Coffee or lunch is better. Twenty minutes, no slides, and mostly me asking questions so I actually understand what you're weighing.

03 / Then What

I'll tell you what I'd do next.

And if working together doesn't make sense yet, I'll tell you that too, along with who or what might help instead.

"From my first contact with him and now after closing (in a somewhat challenging transaction) Madison was the epitome of perfection."

Do I need to be ready to buy or sell before I reach out?

No, and honestly the earlier the better. A lot of the most useful conversations I have happen a year before anyone signs anything, when there's still room to think about which part of the Valley fits, what a summer here really feels like, and what the house you own now might need before it goes on the market. I'd rather help you think than help you rush.

I'm out of state and haven't picked an area yet. Is it too early to talk?

That's the best time, because the comparison is the whole point. Cave Creek, Paradise Valley, and Scottsdale are three very different versions of Arizona, and the trade-offs between land, privacy, drive times, and how much desert maintenance you actually want are hard to feel from a listing photo. Send me the rough shape of what you're after and we'll set up a call before your first visit, so the trip itself is useful.

What happens to my information?

It sits in my inbox and my own notes, and that's it. I don't add you to a newsletter, I don't pass your name to a lender, and there's no team or call center on the other end of this form. If you'd like The Local Edit, my occasional letter about houses and Arizona, you can sign up for that separately in the footer.

Before You Write

Three things people usually ask first.

If yours isn't here, it's a good reason to send the note.

Or just say hello.

Some of my favorite clients started with a question that had nothing to do with buying or selling. If you're curious about a house, a street, or whether a move like this is even a good idea, I'm happy to talk it through.

A house I could not stop thinking about, something happening in Cave Creek, Paradise Valley, or Scottsdale, and usually a little old Arizona. Useful, personal, and sent only when I have something worth saying.
