Paradise Valley, explained

Paradise Valley and Paradise Valley Village sound like two versions of the same place. They are not.

And if you are new to the area, I completely understand why this gets confusing. One is its own town. The other is part of Phoenix. Then you start seeing Scottsdale mailing addresses nearby and suddenly the map needs a little explaining.

So here is the clean version.

The short answer

Paradise Valley and Paradise Valley Village are two different places.

Paradise Valley is its own incorporated town and is primarily associated with ZIP code 85253. Paradise Valley Village is a much larger planning area within the City of Phoenix.

They sit close to one another, but they have different municipal boundaries, ZIP codes, housing stock and real estate markets.

The town

The Town of Paradise Valley

Paradise Valley is its own incorporated town, tucked between Phoenix and Scottsdale around Camelback Mountain and Mummy Mountain.

The ZIP code most closely associated with it is 85253.

It is primarily residential. Larger lots are common, development is relatively low-density, and resorts are mixed into the landscape rather than gathered around a traditional downtown or commercial core.

That distinction matters when you are looking at real estate because this is a very different market from the Phoenix neighborhoods that also happen to carry the Paradise Valley name.

According to Redfin, the median sale price in Paradise Valley was approximately $4.30 million for the three months ending August 2026.

The Phoenix village

Paradise Valley Village is in Phoenix

Paradise Valley Village is not part of the Town of Paradise Valley. It is one of the City of Phoenix’s urban villages and covers a much broader stretch of northeast Phoenix.

The City of Phoenix describes the village as extending from the Phoenix Mountains north toward the Central Arizona Project, with Scottsdale along its eastern edge and 16th Street to the west.

Because it covers so much ground, there is not one tidy ZIP code attached to it. You will see addresses in 85022, 85024, 85028, 85032 and portions of 85254.

And the addresses do not always make things easier. A home can be in Phoenix, sit within Paradise Valley Village and still use Scottsdale as its mailing city.

So yes, you sometimes have to look past the first line of the listing.

The real estate market is also on a completely different scale. Redfin reported a median sale price of approximately $658,000 in Paradise Valley Village for the three months ending August 2026.

Madison’s Note

If you are scrolling listings, do not rely on the neighborhood name alone. Check the actual municipality and ZIP code. If you are looking at a house in Phoenix around 85032, that is not a sneaky backdoor into the Town of Paradise Valley. It is Paradise Valley Village, which is its own thing entirely.

One more wrinkle

What about 85254?

Because Arizona geography apparently needed one more layer.

85254 is not the Town of Paradise Valley. The ZIP covers an area around north Phoenix and Scottsdale, including parts of Paradise Valley Village.

You may see Scottsdale used as the mailing city on an 85254 property while the home itself is actually inside the City of Phoenix.

This is why, when I am helping someone compare homes here, I look at three different things: the mailing address, the neighborhood name and the actual municipal boundary.

They do not always line up as neatly as you would expect.
